Ah gutted for you. Happened to me but found a better one albeit only a double garage!
Sold: 2012 RS3 APR St2 exclusive buckets!
Sold: 2014 Audi S4 Avant Black Edition (too slow as a stock car-doesn't sound good);
2016 RS6 performance with Non-res milltek (gutted to sell it) ;

This country desperately needs a law that forces some form of consequential loss compensation should you pull from a sale/purchase so close to an exchange
It works well in Europe

But I think they got a better offer so buggered us over

Won't be touching those agents again, c.nuts

I've sold houses where the buyer gets to the very last minute and have said we pay £xk less or we pull out.
Luckily, they've not been houses in chains, so I've just f'd them off unless they pay agreed price
My agent says this happens in the market a lot

Or simply a deposit system. I'd never 'sell' a car without taking a deposit, neither would a dealer. Yet we sell houses pretty much on verbal agreement right up until the day you hand over the keys despite spending thousands up front on surveys and solicitors. Pay a deposit up front, you pull, out you lose your deposit, would also stop buyers trying to renegotiate the price at the eleventh hour.

Hmmmm do I or don't I try giving an estate agent a sweetener......

Just had our purchaser on a house ring up last week wanting to negotiate the price lower - which was already originally a quick direct deal for cash in August - cockends all of 'em, why can't people just be moral and honest and stand by their word !!

I bought and sold three houses last year and they all went smoothly, but I was talking to the estate agent I use last week and he said that gazundering is becoming all to common, he had two cases just last week.I wouldn't dream of doing it when I buy, but do know of a guy in the same line of business as myself and he does it every single time he buys, strangely he drives a R8.

Wholly ungentlemanly. Have to be sure you either are prepared to tell people to take a running jump, which would be my approach, or only accept a price which gives room for the last minute turd sandwich.

Buying and selling houses is always a potential minefield, but as long as it's not a chain that you're in to live in, then any emotional attachment and urge to go is removed. That way when someone says I want to pay £x less or I walk, you can tell them to walk (Unless they're already paying £x + α over the market value, in which case you can consider, but it's still blimmin annoying)
Don't get me started on stamp duty either as we could be here a long time..... haha

Agents are legally obliged to inform their clients of all offers made on the property.

You could always propose a contracts race if your position and team are strong?
