What to do when selling my B5 with respect to mods?

So yes its time to move to something a bit newer. I've placed my order for a new B5 which should be coming around May/June.
Well I've probably spent close on £6K on this car over this last year in some mods tidying up the paintwork two services with the recent replacing the timing belt and all ancil belts pumps, etc etc, replacing all the rear bushes, new tyres, new rear pads. All of which has only taken place in the last 4months.
Basically I'm not sure what to ask for the car and how to sell it. Just leading up to Xmas I fitted the RS6 calipers and B7 RS4 disks, Koni adjustable front dampers, bushes, tyres. I also have the DTS fitted and phatbox. I also have the H&R anti roll bars which I never fitted and brand new RS4 logo mats in silver piping.
I am thinking the car must be worth at least £20K in standard form and I think given the cost of the brakes, DTS, APR snub mount, phat box I was going to try for £22 as is, or simply remove the brakes, DTS and phat box and sell seperately?
The car is stock HP, 2 owners, Avus silver, 70K miles, FASH backed up with my more regular checks. The bodywork is pretty much A1. The wheels will be refurbed and are the soft type. Never had to replace any! The previous owner only replaced one.

All the usual things that can go wrong have been replaced like the turbos at 35K miles, Cam cover gaskets, MAF, EGTs, battery, front and rear brakes, rear bushes, rear wiper motor, SAV NAV head unit one of the wheel bearings, etc.
What do you think sell complete for £22K or 20K as stock or is this unrealistically high?
