I’m looking to do a rear extension on the house. Works out to around 16m2. I was wondering what kind of costs should I expect for two options. A single storey extension or a double storey rear extension.

Based in the Manchester area. Any advice would be much appreciated.

Ball park very roughly £3000 per m2 for build costs. Professional fees on top.

Is that for a double storey extension then pal?

If your single extension is 16m2 then your double will be another 16m2.
Like I said, it’s a very rough guide!

That seems very excessive almost £100k based on your rough guide. I can see that for a big extension but one I’m after is fairly small?

Did a 2 storey extension on our house in Essex 3 years back, 40sqm in total and cost 85k.
High spec with kitchen, 2 bathrooms and ufh
Works out £2100 ish per sqm

Lots and lots of variables, but if you work on around £1500-£2000 per m2 you won't be a million miles away if its a pretty standard build
