James will your house be much nice than your neighbours when you've completed the renovation? Could that be his problem? Lol :biggrin3:

Sounds like you are doing your best to be accommodating and reasonable but I'd tend to agree, if you have the deeds and your builder also marks the boundary in the same place (straight down the line of conifers) then I would just document everything including pictures and dates and get it done. Maybe try one more attempt at the reasonable approach with him and then carry on as you were. Good luck buddy, looking forward to seeing it.

Boundary lines on deeds are only an indication. Any decent solicitor should have advised you when you originally bought the property that “Boundaries Walk” over the years/decades.
That’s why it’s important to get a Party Wall Agreement with your neighbour BEFORE you even put a spade in the ground.

Bit surprised that both the extensions shown on the photos have the second story right up to the boundary. Many councils will insist on the second floor being set 1m in.
Best to set your gutting so it lands inline with the boundary (not over it).
As somebody else mentioned there is a way to do this whilst keeping your outside wall right-up to the “supposed” boundary (but it is quite ugly IMHO).

Finally, are you sure you only want footings for a single storey garage? If you ever (or someone else) decides so go-up another storey, the whole lot will have to come back out and re-done to the correct depth (and width).

Ps. Planning permission is all about how a proposed development sits in the street, not the technicalities.
