House is nothing special, just a fixer-upper, a generic 1960, 3 bed detached, it was just cheaper and bigger than anything else on the market at the time, I think the jungle in the back garden put people off....

1. Just got keys, before any work commenced, tree still up
2. Tree down, beginning to clear
3. After the first serious chop





One of my Uni mates is a farmers son and he trying to persuade me to get a mini digger in there to get all the roots out. I think its going to have to be done - they are back breaking, and take hours and hours by hand

Digger could also be used to move earth for patio - I'm going to have about 100 bricks, paving stones, paving slabs, concrete edgings etc left at the end from the front and back gardens, so I'm thinking smash these all up and use them as balast for a patio that runs the full width of the house, 2.5 / 3m deep into the garden

You've definitely been busy then. Mini digger sounds like the way forward. Your new neighbours probably already love you for clearing the overgrown garden.
